Retail Investments

MHE has had various investments in retail over the past few decades.  At the present time, MHE does not hold any retail centers, but will consider opportunistic retail investments.

Please feel free to contact us regarding possible acquisitions, however keep in mind that our acquisition strategy is not to purchase market-rate deals with “broker upside.”

Examples of our appetite for retail investments are:

  •  75% Vacant retail buildings being sold on a Per Square Foot value, while still allowing a reasonable amount of debt to be underwritten at time of purchase.
  • REO / Foreclosure Buildings with troubled management / deferred maintenance being offered at CAP rates above 10-12%
  • Properties in excellent locations with deferred maintenance and leases rolling creating trouble for un-capitalized seller.
